We wanted to get the word out about an exciting new program. We have tested it out on a few clients, and it has been proven very effective. We call it the “Fix and Sell” program, and it enables clients who have equity in their home, but are light on cash, to use our funds to prepare their home and capture top dollar on their listing, OR be able to sell as is VERY quickly. Here is how it works:
Your home needs some TLC to get it ready to sell. Maybe painting, minor repairs, or fixing that one issue that you know will be a problem for a buyer. But you don’t have $5,000, $10,000, or $20,000 to spare and/or you don’t know where to get started in coordinating the work.
We will meet with you to do an assessment of your home and determine an approximate selling price in its current condition, and what price we could expect if those repairs were done. We compare the cost of those repairs to the expected gain, and determine if it’s worth doing. In some cases we can offer a cash buy price right on the spot.
We then compare what you would net from the sale of the house to what you owe on your mortgage. The difference is your equity, and if you have enough to cover the repairs, and it seems to be to your advantage to make those repairs, we get you into the “Fix and Sell” program.
Once in, Home Improvement Specialists, LLC, (a Class A General Contractor) will do all the approved work with no payment required until the house sells!
The house is then listed for sale, and all funds are paid at closing. You don’t have to pay a dime during the whole process!
As you can imagine, this takes a bit of trust between the seller and us, and therefore we are only opening this up to qualified referred sellers - people who you would recommend to us.
